The Appraiser Stood Me Up!

Yesterday, I moved a bunch of stuff around to meet an appraiser at Rosedale Cottage - under contract!  Yippee!  With, you guessed it, a 21-day appraisal contingency! 

I was supposed to meet her at 11:00 am.  I showed up 10 minutes early, turned on lights, opened up the door to the lovely garden overlooking the spires of the National Cathedral and waited.  And waited.  And called her - no answer.  And wrote a blog post.  Waited some more.  Finally, at noon, I left.

Now, in addition to making the appointment the day before, I called in the morning to reconfirm, leaving a voice mail message when she did not answer.  During the wait, I tried a couple of more times.  Voice mail.

So this afternoon, she called again, like nothing had happened, to schedule an appointment.

Now, on such occasions, even I can be driven to snittiness.    But wait!  She's the appraiser!  I have to suck up!

So butter wouldn't melt in my mouth.  I was so sweet that, had it started to rain at that moment, I would have melted!

When I nicely asked her to call me if she couldn't keep the appointment, so just said, "Oh, yeah!  Sorry." 

Sounded like a freaking Valley girl!

No problem, I told her.  I'll just blog about it.

No comment.

Now, she sounds about the age of the grandaughter the kid I forgot to have might have had.  And I have a $2 million transaction hanging in the balance.

This is scary.  Very very scary!

Don't you just hate that you have to bite your tongue off in your mouth to not upset the appraiser.  I have lenders not doing their thing right now.  Makes me want to reach out and touch someone for sure!!

The appraisers around here have Supra ekeys and can get into the listings without us. 

At least you got 2 blogs out of this, so look on the positive side!

you shouldn't have to butter up any appraiser. If they are influence because of your atitude then they are not giving you the most accurate info...they should just come in and give you the facts. You have the right to call them unreliable.

Patricia--I hope we are not talking about the same appraiser because same thing happened not too long ago with one of my appraisals and she claimed she didn't get the messages that my processor left on her voice mail. Kind of freaky!

Sometimes we all bite our tongue - with our children, significant others and business acquaintances.  It is hard but you will feel satisfied when the transaction has been completed and you are depositing your commission checks in your account.

Lorrie, this is a house with the mother of all alarm systems and beaucoup art work. 

Neal, you are, of course, right.  But over a 25 yer career, I learned not to gratuitously oiss off an appraiser.  She is the only thing between me and getting my client's house sold.

Hans, and you're in the area!  She claimed that she didn't hear it ring - 22 times!

Leolinda, Yes, our checks and our clients' proceeds checks!  I'll suck up.

I feel your pain, Pat.  Nowadays it's Revenge of the Appraisers.  They're taking they're frustrations out on us for all the years the lenders were telling them, "Bring back this value or you'll never work in this town again!"

Pat, you are so funny.  I loved the sweetness routine.  I'd do the same thing if I had that much money riding on a transaction.  I also loved the kid of the kid I forgot to have line.

I haven't met an appraiser at a property in a long time I guess I could but can't imangine why?

Patricia, yikes. Good thing we don't meet our appraisers at the door, just give them the code. The only time I use to meet an appraiser was when the market was high and wanted to bring the comps used.

Patricia- I feel the same way about appraisers.  Its a love, hate relationship. I also meet apprasiers at my listings because I want them to have all the information on the house available so that they can make an intelligent decision. Unfortunately there are thoughtless appraisers in the business just like there are thoughtless agents. Good luck with the appraisal.
