It's Time To Change Those Virtual Tour Photos!

 Here in DC, it hasn't snowed a whole lot this winter.  But yesterday, as I was looking out my office window at the blooming azaleas and dogwoods, I found a virtual tour for a hugely expensive house, and there was snow on the ground from - last December?

Even the ice bridge to Erid Kodner's Madeline Island  has melted!   So it's time for us to melt the ice on or winter vitural tours, especially if we live someplace where everyone really remembers that day it snowed way back when! 

On the east coast, it's a great time to update exterior photos because the houses actually look better than usual!  A flowering dogwood or azalea  bush helps curb appeal almost as much as a coat of fresh paint!  

In the case of the old virtual tour I was thinking of showing, that picture said more than a thousand words about how long the place has been on the market!

I see that a lot looking at property all over the counrty.  The Realtor in me makes me look at other areas all the time and I will see snow pictures in July.  That is one advantage we have in The Florida Keys.  We can keep the pictures for a full year.  No snow.

Great post and nice name! It always amazes us when the seasons change and the agents photos don't.  Are they forgetting that they are not putting the best light on their clients home.

Here in the mountains  there might be reason to pause on removing the snow-photos...I'm not putting my gardenia back outside for another month!...but not in DC!...and you are so on point with what those out-of-date photos say ...

It's difficult to detect what season it is when looking at California photos or virtual tours; that's the nice part of having only two seasons in Southern California--Sunny and Cloudy!

Pat, yes... change those pictures.  And remove silly comments like "Won't last.  This one will go quick.  Open house on January 10th!"  If it's still on the market 4 months later, it's time to change up the remarks.

I think it is a very lazy agent who has snowy pictures in the spring.  Where is the fiduciary responsibility there?

Pat - SNOW??? Is that the white stuff that looks like vanilla ice-cream???? We don't get much of that down here in Florida, so we don't have to update virtual tours like that. Something is ALWAYS blooming down here!!!!

I plan on doing this come Monday - Even listings from 2 weeks ago still have smow in them - no blooms here but we are seeing the ground finally

I love pictures with snow!  I don't have to look at Days on Market and if the agent is too lazy to change (or too cheap) than they're probably ready to negotiate the house to settlement ASAP.

Gary, not only is there no snow, but the vigetation is just beautiful!

Melody, just get that little camera out and go to town!

Patty & Scott, we all know that some times of the year are the most flattering, but it's not even great to have July photos with the azaleas in bloom - after the grass is burnt to a brown crisp!
