Going Green

 Today, I showed some condos in a new green building.  It had one of those roofs made of sod.  The toilets were even greener than the Totos that I put into my new bathrooms.  The floors were bamboo and the windows were really thermal.

There was only one thing.  The floor plans were a little odd.   There was a sleeping area that wasn't really a bedroom - like no window, so that made it a "den"!  The only bathroom was off the living room.  There was a little bitty balcony that was almost big enough to stand on.

I really wanted to like this place.   It has an attractive exterior design, and it's in a great part of town.  And I think that green building is an important wave of the future.

More important, my buyer was really into the green aspects of this building, but couldn't  get past the floor plan. 

There were a lot of things to like about this place.   And I do think that the energy savings aspects is highly appealing to prospective buyers.  I just wish the guys who came up with the floor designs can make their next building a little bit more functional.  Now that would really be a winner!

Keep looking for "Green" homes in your area.  Don't let one disfunctional floor plan get you down.  Like anything, there are some good ones and there are some bad ones.  I love "Green" real estate.  I like that a "green" home can look traditional and people might not even know it is green and they can look ultra-modern as well.

Some of the floor plans I have seen lately are really funky. I saw one today where the kitchen was such a weird shape... the fridge was about 10 feet from the stove and countertops... made no sense!

How about a bathroom taking up a prime Gulf front view opportunity (Not to mention the privacy issues, what with the picture windows and all!). Things that make you go Hmmmmm . . .

Sometimes I wonder what the architects are thinking.  I've been in a few plans lately and I just want to ask the builders and their designers if they expect people to live there.

I suppose the floor plan can't be revised without issues...I personally like a floor plan that's a little different.  Too bad your buyer couldn't work with it.

Patricia- I would love one of those roofs made of sod. But down here that would quickly become Cockroach Heaven!

sod roofs?  Oh my would that create mold?  I love the idea of going green - but have they thought about some of the issues we see in other areas?

Ashley, I'm working on greening my own house, and green condo buildings really go to the top of my show list!  There was no reason this one had to have a goofy floor plan.

James, we may be showing the same listings!

Robin, that is hilarious!  I just love picture windows in bathrooms!  Mine have no windows at all!

Lane, these guys should be talking to agents during the planning stage!

Lloyd, there are a lot of goofy architects out there, and these guys had one of them.

Mary, this floor plan was really off.  And there's no reason it couldn't have been done properly.

Katerina, never thought of the critter factor!  Ick!

Fran, well, the dark side was the bedroom - and dark is good if you're trying to sleep!

Thesa, we have a few sod roof buildings in DC, and I haven't heard about mold issues.  One of them in Georgetown has a fabulous herb garden.

Patricia - so DC has green condos, huh? it's been about 5 years since I was there last. Really cool area...and really expensive. Green is definitely the future. Best of luck finding the right floorplan!
