DC's Crestwood: Sales Figures for 2013 Year-to-Date

So far this year, the market in Crestwood has been, well, interesting.

  • Selling prices are higher than last year's, but only by about 3%. 
  • We have a lot more inventory than usual, with 8 homes currently for sale in the neighborhood
  • The asking prices for the homes that are currently for sale are 13% higher than the average selling price to date. 
  • The Crestwood homes currently for sale has been listed for an average of 61 days, the same amount of time it takes for one to sell.

Pat, that is interesting that the increases from last year are up just 3% in prices. And inventory is increasing. Interesting.

Hi Pat:  It seems as though sellers are holding out.  Maybe they have heard on the news that home prices are up 10% so they are wanting to add a little percentage to recent sales.

Debbie, city-wide prices are up about 10%, and while Crestwood is a great neighborhood, I think a lot of the stuff on the market right now is pretty overpriced. 

Jane, the sellers who price right are seeing their homes move quite quickly.  But many of these homes will have to come down by about 10% before they attract buyers.
