How I'll Celebrate National Open House Weekend: A Collaborative Effort

On Sunday, I'm doing an Open House that I expect will be mobbed.

It's going to be a collaborative Open House with four other agents at a condo listing. 

This condo project is a group of detached houses.  It's one of those places where Open Houses just don't work.  Or do they?

There are four homes for sale.  When it's just one place being held open, not a lot of people show up.  But when more than one of us open our listings on the same day, the traffic increases exponentially.

We each do different things to advertise our listings, from blogs to the newspaper, to every web site known to man, to signs that go up at the community gate days ahead of time. 

The last time we tried this, we each had about 35 people come through.  Three of the couples who loved my listing then are planning return visits next Sunday.  For two of them it will be a third visit. 

It's time to get this sucker sold. 

Ah!  The power of four!

Hi Patricia we are doing something different this year 10 homes in a neighborhood with a poker run for 1000.00 we are expecting 50 or more agents since we have had over a hundred RSVP.

Pat- It sounds like you have nailed the way to get the traffic this weekend. Something tells me that sucker will be sold in no time. I am doing one also and with all the hype and extra marketing I have done I hope to have my sucker sold also. :0)

Hi Pat - I once joined with 5 other agents to hold our open houses in the same town on the same afternoon.  These were single family homes, and we passed out route maps to guests at each one to tell them how to get to the others.  We held a drawing for several prizes the next day, and they got entry tickets at each place they visited.  So the more they toured, the more entries they had.  It was a huge success with mobs of people all having a great time and one of the homes sold that night!

Twice when I was a broker we got all the agencies in town together and held all of the "in town" houses open on the same day. The refreshments and door prizes brought out a hoard of people, but they weren't home buyers!

One at a time, open houses in our town fall flat. They're a good time to read a book or entertain the next door neighbor.

Pat....sounds like a good idea. I know I like it when homes near each other I want to show my buyers all are open at or around the same times.  Good luck!

Michael, "sybnergy" is the right word.

Marte, we tried this two weeks ago, and while there were a few neighbors, most of the traffic appeared to by for real.

Greg, we call them progressive Opens when we do a bunch of broker opens in one neighborhood on Tuesdays.  Usually we serve food, with each agent doing a course that would be next at a restaurant - from appetizers to desserts. 

Roy, these are already priced below any recent comps.  That may be why we are getting as many people as we are.

I think its a great idea to do an open house at the same time that someone is having theirs. More marketing efforts, more people, and hopefully some sold property. I've shared that thought with a few local agents as well. So many are sour about the whole Open House thing that they are not open to the idea.

Good idea for group synergy. The last collective open house we did happened over 2 days for our Art Home tour. We had over 850 people in February. The event was our signal buyers were off the fence!
