Chevy Chase DC Home Sales: First Quarter 2011 Market Report
Chevy Chase has been having a pretty decent year so far. Both the average and median sales prices are up compared to the first quarter of 2010. The number of homes settled also increased slightly, going from 19 last year to 21 in 2011.
The homes do seem to be taking longer to sell, although the average is increased pretty dramatically by 5 homes that have been on the market for over 200 days - and all at prices of over $1million.

In Chevy Chase, the homes come in all shapes, sizes and ages. Some date back to the turn of the last century, when people were building country homes to get away from the nasty Washington summers. While most of the homes are center hall brick colonials, there are also many bungalows from the Sears Roebuck house era and a sprinkling of mid-century modern.
The streets are tree lined, and this time of year almost every tree and bush is covered with blossoms.
Most of the neighborhood is an easy walk to shops, theaters and restaurants, and from the western section near Wisconsin Avenue, you can walk to Metro.

Pat, you are so good at this. I have no fear that you will lead the pack in the second quarter for sales. Go get 'em.
Pat...nice local post. It is good to see you local market is doing well...I am seeing more and more of this.
The Chevy Chase market has held up pretty well the past few years. Your stats confirm what I've been saying for several months. In some areas the bottom has been reached and the trend is starting to move upward.
Pat, you have a high end market as we do.....and we are seeing almost as many under contract and closings as new listings.
My grandmother built the first house in Chevy Chase, on Jocelyn Street, 3803. She bought the first lot sold on a dairy farm, subdivided, framed by Military, Reno and Connecticut Avenue. I grew up there.
These are great market reports, Pat, and it is nice to see prices I can relate to.
Pat,
Whenever I see that name I think of the comedian.
Pat - great report! When I look at those home prices I am always amazed! Down here those averages would be the highs!!!
Interesting stats Pat. What strikes me most is your inventory levels being so far below ours.
