Open House Traffic - You Never Know What To Expect!

Early fall Open Houses here in Washington, DC can be tricky.

Today was a perfect September day, with clear blue skies and temperatures in the mid- 70's.  No humidity, either!  So, is this a perfect day for an Open house, or what? 

No!  It's a perfect day for a long bicycle ride through Rock Creek Park.  Or maybe lunch at an outside restaurant overlooking the Potomac River, either at Washington Harbor in Georgetown or maybe Old Town Alexandria. Conventional wisdom is when the weather is this fabulous, people get distracted from house hunting and reduces traffic at Opens.

It was also a day when the Washington Redskins were playing the St. Louis Rams at Fed Ex Field, and people who didn't make it to the game could enjoy it on TV.  Conventional wisdom?  A Redskins game cuts way down on Open House traffic.

Well, today conventional wisdom went down the tubes.  My Open House at 1352 Kearney St NE was a total mob scene!  I was lucky because there were several other homes open in the immediate neighborhood, and we were all in the approximate price range of mine.  There were over 50 people who came through, and there are several second showings being arranged for tomorrow! 

I'm crossing my fingers that one of them will turn into a ratified contract.  Then I'll feel great about missing a nice long bike ride in the park!

That's a fantastic turnout! We don't get that kind of traffic here (otherwise I'd do opens every weekend!) Good luck with a sale. Your seller should be very pleased with the successful turnout!

Lou, my fingers are crossed.  Toes, too!

And Mara, they're not always this intense.  But generally, they work well in DC.  And having a bunch in one neighborhood does help a lot.

Pat...I'm with Mara...we don't get that kind of traffic with Open Houses here either...even with perfect weather...it's still a challenge....at least in the condo market. I think you might have luck with single family homes!

I'll keep my fingers crossed that you will have a contract under way tomorrow!!

Esther, I've read a lot of posts about how they are a total waste of time - and that may be true for some markets.  Actually, I learned how to do them properly from Jim Weichert!  At first I thought the gaudy yellow was, well, gaudy.  But those balloons sure did get people's attention!

Stacey-Ann, yeah!  Get out there!

Thom, a lot of the condos arouund here won't let you use directional arrows, and then others make it hard to get folks upstairs!  So, yeah, I can understand how they may not work as well in a lot of condos as in houses.

Pat the traffic yesterday on both the Hill and over in Alexandria was amazing!  Agents and buyers everywhere.  Down right scary!

Pat-I had two open houses going yesterday and my listing in Alexandria had steady traffic and at the new condos in Belmont Bay we got two offers!  Guess that makes missing the great weather worthwhile.

Pat - how fortunate. I had a grand total of six, one of the worst open houses I have had in a long time. BUt we had gorgeous weather, which often has an impact, so I at least had the opporutnity to stare out at the ocean for 3 hours.

Holy cow! I can't say I've ever heard of that many people at OH.  We still do them now and then, but they are so poorly attended that most Brokers in our market do them only to satisfy sellers.  Good luck with those second showings!!

Good Job!  I'm glad you experienced success with your Open Houses.  You know a lot of us have moved away from doing Open Houses but there is a lot of business out there to be had.  Some times you get good traffic, some times not so much.  Either way, you are being pro-Active at a time when it really matters.  Believe me, the sellers in the area you did the open house noticed you were working too!  Thank you for the post.  Makes me want to go out and do an Open house!

That is outstanding!! Keep us all encouraged and let us know if any of those second showings turned into an offer - that would even be better. On the average we generally get 3-6 potential customers come through an open house - but we always do them (It only takes one buyer!!) Good Luck on your listing!!

I noticed this belatedly today probably because of a recent post about how we all need to stand together in not doing open houses.  Revolting Realtors... revolting against open houses.

I wrote a post to consumers about Revolting Realtors and got nasty comments from some AR members about holding open houses being old fashioned, backward...  I wish we had opens all the time with 50 people.  I had one recently (December) where I probably had that many but they were mostly neighbors.  The buyers who wrote an offer on it the day before or maybe earlier that day came through twice. 

If others want to revolt against open houses, that's OK!
