Crestwood DC:  September 2013 Market Report

Crestwood is coming into the fall real estate market with 9 houses for sale, at an average price of $1,158,950 and an average of 111 days on the market.  And 4 more homes are under contract, pending settlement.

But what about the homes that have actually sold?  And how do the numbers compare with what happened last year?

The number of homes hasn’t changed.  The average sales price increased by 7%, with fewer days on the market.  And this year, homes are selling closer to their list price.  Also, of the homes that sold so far this year, 8 sold above their original list price, compared to only 1 last year.  

This is all good news.  Still, for a home to sell reasonably quickly and for top dollar, it needs to be priced very close to its market value.  And the condition of the house and it’s overall appeal plays a huge part in helping determine just what the market value is.
