Right now, there are 11 homes for sale in Crestwood, with asking prices ranging from a low of $550,000 (for a mid-century bi-level needing a complete renovation) to a high of $1,225,000 (for a Tudor needing far less work). But most are somewhere in between.
Crestwood is a neighborhood with a lot of architectural diversity.
Off 16th Street, there are several blocks of row houses built between about 1918 to the early 1920's. One of these is for sale for $749,000, and it's actually larger than many of the detached colonials in the neighborhood.
The prices are determined in large part by each property's condition. Many of these homes are what I call "Granny Houses" that are being sold by family trusts or estates in "as is" condition. There is an interesting stone house on Colorado Avenue that needs updating, but it has an asking price of $850.000.
While center-hall brick colonials predominate, there are some interesting contemporary homes as well.
My favorite is a mid-century contemporary in a park like setting being offered for $915,000, needing no work whatsoever. But I'm a little biased as it's my listing. This home, at 4235 Blagden Avenue will be open tomorrow (May 29th) between 1 and 4 in the afternoon.
